NHS HOMES

NHS creates affordable housing through ground-up new construction or by rehabilitating historic homes.

Houses are then sold to first-time homebuyers at a fraction of the cost of developing them. First-time buyers, especially low-income families striving to achieve homeownership, are one of the client populations that we serve. These are typically two-family houses, designed to help generate income. Homebuyers are poised to thrive in this environment after completing our free and required homebuyer education courses.

Affordable Housing

We renovate distressed homes and undertake new construction projects to provide housing for hundreds of families in underserved neighborhoods of New Haven.

Resident Leadership

We help residents develop leadership skills to enrich the neighborhoods we serve. Many graduates are launching community building projects throughout the city.

Education

We teach hundreds of people how to maintain their homes, save energy, and practice healthy, sustainable gardening and landscaping.

AFFORDABLE REAL ESTATE DEVELOPMENT

 

NHS creates affordable housing through ground-up new construction or by rehabilitating historical homes. These houses are then sold to first-time homebuyers at a fraction of the cost of developing them. Firsttime buyers, especially low-income families striving to achieve homeownership, are the client population we serve. This is made possible with financial support from the community.

The average selling price of an NHS-renovated two-family home is $260,000. The average cost to purchase, fully rehab, and landscape this home, or to construct a two-family home, typically exceeds $500,000.

NHS obtains subsidies to reduce these costs, providing buyers with homes they can afford. We pride ourselves on the subsidy packages that we are able to assemble, and the support from generous donors makes it possible for us to continue to obtain these subsidies. Homeownership is a key to neighborhood stability, which is an essential part of our mission.
